Who needs an EICR?

An EICR is a detailed inspection and test of a property's fixed wiring: the consumer unit, circuits, sockets, switches and fittings. It shows whether the installation is safe to keep using and what, if anything, needs putting right.

Landlords

In England, private landlords must have the electrical installation inspected and tested at least every five years, and give a copy of the report to tenants. Letting agents will usually ask for a current EICR.

Homeowners and buyers

Recommended every 10 years for an owner-occupied home, and worth doing when you buy an older property, before renovation work, or if you're worried about the wiring.

Businesses

Shops, offices and commercial units typically need more frequent inspection, often every five years or sooner. Insurers and landlords commonly ask to see a current report.

Immediate risk of injury. Made safe straight away.

C2
Potentially dangerous

Urgent remedial work required.

FI
Further investigation

Needs investigating without delay.

C3
Improvement recommended

Not unsafe, but would improve safety.

Any C1, C2 or FI code makes the report unsatisfactory until the work is done. C3 items alone don't.

Landlords: your legal duties in brief

  • Have the electrical installation inspected and tested by a qualified and competent person at least every 5 years.
  • Give a copy of the report to existing tenants within 28 days, and to new tenants before they move in.
  • Give a copy to your local authority within 7 days if they ask for one.
  • If the report requires remedial work or further investigation, complete it within 28 days (or sooner if the report says so), and confirm completion in writing to your tenants and the local authority.
